How Is Basic Allowance For Housing (BAH) Calculated?

HOW IS BASIC ALLOWANCE FOR HOUSING (BAH) CALCULATED?

New Basic Allowance For Housing (BAH) Rates Became Effective 1 JAN 2016

BAH is a benefit provided to Service Members by Department of Defense.  This additional income; which is paid to Service Members residing in the United States, allows them to obtain housing in line with civilians in the same area.

Service Members should verify their BAH rates at the beginning of each calendar year.

DOD re-evaluates housing costs for areas with large military populations and makes adjustment annually as necessary.

Department of Defense provides a calculator which Service Members can access to aquire the new rate for their duty station.  The rates are based on Service Member's pay grade, zip code and whether they have dependents.

2016 BAH rates increased on average overall 3.4% according to Department of Defense.

How are BAH rates calculated?  Rates are based on the "median" local rental costs for housing, including insurance and utilities (gas/electric, heat, water and sewer.)

**BAH rates are NOT based on the cost to "purchase" a home.

 Service Members have housing options.....

  • Option 1 -- you can live close to your duty station and use a greater amount of your allowance to pay for housing.
  • Option 2 -- you can live further away from your duty station and obtain housing at a much lower rate wherein you are able to save the difference between a lower housing cost and the BAH rate.
  • Option 3 - you can live on the military installation, if housing is available.  Usually, the full BAH amount is applied to on post/base housing.
